These roles will be based 4 days a week in the Edinburgh office. Assisting the Senior Estates Property Manager with the property management of the organisation’s extensive portfolio of land and property, providing advice and guidance on all estate management issues, including; management of the Let property portfolio, lease negotiations, acquisitions and disposals, title issues and collaborations, valuation and rating issues. Responsibilities: – Responsible for the management of the Let Property portfolio which includes a range of commercial, residential and agricultural property. Ensuring that rental income is maximised and lease obligations enforced.– Responsible for the management of the organisation’s overall rates liability across a number of different rating authorities to ensure accurate budget forecasting delivered, rating assessments are correct and charitable relief secured. Where required, instruct external rating specialists to conduct appeals and act as liaison between external professionals and Estates Development to ensure that rating liability reflects any major refurbishments or new development projects.– Delivering a strategic estate management service for the organisation, responsive to dynamic institutional space requirements in terms of size, use, cost and location.– Responsible for ensuring that the lease module is kept up to date with accurate rental, tenant, and salient lease details. This forms the basis of rental invoicing so it is crucial that the information is accurately recorded and up to date.– Assisting where required with property negotiations for the acquisition, disposal and leasing of land and property including telecoms agreements on behalf of the organisation.– Responsible for the management of the organisation land and property titles within a dedicated title store, ensuring access to the titles is appropriately managed within agreed protocols and delivery and return from retained solicitors is carefully monitored. Providing responses to title queries where possible or referring these to framework solicitors for more detailed legal responses.– Manage the Estates input into annual buildings insurance assessment and periodic asset revaluation. Essential Skills: – Educated to degree level with RICS professional status and a high level of interpersonal, numeracy, written and computer literacy skills.– Experience of managing and controlling substantial budgets together with an understanding of financial management.– Demonstrable track record of property management and negotiation skills.– Specialist knowledge and understanding of the property market as a whole and ability to negotiate the best deal in any given transaction acting for the organisation.
