Estates Surveyor
Venesky-Brown’s client, a public sector organisation in Northamptonshire, is currently looking to recruit an Estates Surveyor until the 30th of September 2024 on a rate of £350-£400/day (Inside IR35). This role will be hybrid working with 1-2 days per week in the Corby Office.
Responsibilities:
– Delivery of a case load as agreed with the Manager and with support from the Senior/Principal surveyor, negotiate rent reviews and calculations, negotiate lease and licence terms, manage lease assignments, licence for alternations, easements, wayleaves, and other general estate management contractual negotiations as directed through to completion.
– Undertake site visits to inspect for compliance with lease terms, to liaise on boundary disputes, to check ownership and take measurements in line with RICS Code of Measurement practice.
– Ensuring business rate information remains current, ensuring wider team have utility data and energy data to undertake reviews of the estate, supporting with the review and projects.
– Provide technical advice to the wider organisation on landlord and tenant matters, to support the Manager with monitoring payments, liaising with the tenant for payment solutions but also leading on recovery where required.
– Maintain professional development and training including regular courses on case law updates applicable to the estate function, applying knowledge for the benefit of the management of the estate.
– Assist with the annual asset valuation programme by maintaining and supplying information to the lead officer, at times supporting with site visits.
– At times to prepare sites for agency, draft fee proposals for external valuations, liaise with agents and external valuers, where approved appoint advisors and liaise with them through to completion.
– Support any Trainee Estates Surveyor with their learning and development by providing advice on landlord and tenant matters and advice on their ongoing qualification.
– Support the wider team by at times providing advice, attending and contributing to meetings, preparing briefing notes, reports etc. To support the organisation’s Carbon Neutral 2030 target by assisting with the identification of sites that may be improved and supporting the wider asset team review of such assets.
– Work with the wider teams, including legal and facilities and external consultants, such as legal and agents, complying with all regulatory processes and building effective relationships to achieve the corporate objectives.
Essential Skills:
– Good standard of education and evidence of continuing professional development in property, surveying, or a similar discipline
– Property inspection including basic building pathology Landlord and Tenant experience including lease renewals, rent reviews, assignments, VOA awareness, lettings, licences to alter, assignment and changes of use, purchase and sale of land and property.
– Knowledge and understanding of effective, efficient, and economic use of property and accommodation.
– Demonstrable ability to write clear, concise, and accurate reports, letters, and emails appropriate to the audience.
– Evidence of IT literacy including a sound knowledge of tasks, systems, databases etc.
– Proven ability to manage a range of conflicting work demands and pressures.
– Excellent communication skills, both written and verbal, with the ability to communicate effectively with a wide range of stakeholders (internal and external), across all levels; and write clear and concise management reports.
– Diplomacy – managing different understandings / expectations.
– Presenting information to a range of audiences
