Property Surveyor
Venesky-Brown’s client, a public sector organisation in Inverness, is currently looking to recruit x 2 Property Surveyors (Building Services) until the 4th of July 2025 with option to extend on an hourly rate of £23.56-£25.50 PAYE (35 hours). This role will have flexible working arrangements.
Responsibilities:
– Perform thorough inspections of buildings throughout the highland area, including schools, offices, depots, sport and leisure facilities, and external areas.
– Conduct detailed building services surveys to assess condition and suitability, identify defects, and recommend maintenance or remedial solutions.
– Prepare reports and documentation based on survey findings.
– Utilise survey tools and software to collect data on the condition and suitability of various building services components.
– Analyse survey data to identify defects, deterioration, and areas requiring maintenance or upgrades.
– Produce electronic technical reports with budget costs, ranking the performance of components and elements across the built estate.
– Compile comprehensive condition and suitability survey reports, detailing findings, recommendations, and cost estimates for necessary works.
– Present findings to Premises Managers, Facilities Management, and other stakeholders.
– Ensure all surveys are conducted in line with relevant health, safety, and environmental regulations and best practice standards.
– Identify and report any immediate health and safety hazards.
– Advise on property risk matters and provide risk mitigation solutions to reduce or remove risk where practicable.
– Assist in the development of comprehensive long-term maintenance plans and budgets for buildings based on survey findings.
– To contribute to the development of Strategic Property Management Programmes of work.
– Prioritise repair and maintenance activities to ensure the most critical issues are addressed promptly.
– Assist area Maintenance Officers in the preparation of tender documents, specifications, and contracts.
– Liaise with premises managers, facilities management, contractors, and other stakeholders to coordinate survey activities and maintenance works.
– Provide technical advice and guidance on building services maintenance and repair issues.
– Provide expert advice on property and construction matters to stakeholders.
– To manage the delivery of projects relating to the Condition and Suitability of the organisation’s property estate and direct the work and output of staff and contractors working within the projects.
– To undertake procurement activities in relation to the property surveys and capital investment programme in accordance with procurement guidelines and legislation, Contract Standing Orders and Financial Regulations.
– Keep up to date with industry best practices, standards, and technological advancements in building surveying.
– Contribute to the improvement of surveying processes and tools within the organisation.
– May be required to undertake any other duties appropriate to the level of the post.
Essential Skills:
– Degree or diploma in mechanical / electrical building services engineering, or a related field and a commitment to professional development and continuous learning.
– Membership with a recognised professional body such as CIBSE (Chartered Institution of Building Services Engineers) or equivalent is preferred.
– Minimum of 3-5 years of experience in surveying building services, preferably within the public sector.
– Proficiency in using surveying tools and software (e.g., AutoCAD, MS Office, specialised surveying software packages).
– Strong understanding of building construction, maintenance practices, and relevant legislation including building regulations, health and safety regulations, and construction practices.
– Ability to identify and document even minor defects and deterioration in building structures.
– Capable of interpreting survey data and making informed recommendations.
– Excellent written and verbal communication skills, with the ability to produce clear, concise reports.
– Strong problem-solving skills to address complex maintenance and repair challenges.
– Ability to work collaboratively with various stakeholders and as part of a multidisciplinary team.
– Strong time management and organisational skills to handle multiple surveys and reporting deadlines effectively.
